Waiting for Buyers to make up their minds

I have this awesome home for sale in Hobe Sound, Florida with a list price of $595,000. It's a home on 1 acre of land with no Homeowners Association. I also have the 1 acre vacant lot next door for sale at $49,500. Together, this package can be purchased for $645,000. So there was this buyer that wanted to purchase the package and has been to the property 3 times over the last 2 weeks. I accompany each showing of course and the showings have lasted for over 2 hours each time. (most showings take about 1/2 hour) In the mean time; I have 3 other buyers that are interested in buying just the vacant lot. My seller would prefer to sell the package deal so he asked me to have the 3 buyers wait until buyer #1 makes up his mind. Last evening I get the text that he has decided not to go ahead with the deal. He has changed his mind and wants to find a house on the water instead. Another Roller Coaster Week

So my day started out by turning in to my office a new contract on a vacant lot that I have for sale. Hurray, it's always a good feeling when you put a deal together and you know there is are happy clients and a commission check on the way. Then the very next day you get the dreaded email from the buyer. "We've decided to back out of the deal. We don't have enough money". Well now, isn't that special. You told me you had enough money when we put the deal together. So the call to the seller with the bad news. But then, a few hours later you get a call to show the vacant lot AND the house next door to a buyer as a package deal. The buyer is very excited. This is perfect. He'll call tomorrow with his decision. Tick Tock, Tick Tock,    Hellooooooooooo, where is the buyer? He can't make up his mind. He needs a few more days. Hope that someone else doesn't come along and snatch it up while he's thinking! Then I get the call from my client on ...

I have this great listing in Stuart, Florida for sale at $215,000. Good price for a 3 bedroom, 2 bath, 2 car garage home in a neighborhood with a community pool. I got it under contract last week. Always a great feeling. The buyer is selling their home as well so this contract is contingent upon the sale of their home. Their buyer is selling as well so the domino effect goes way back. Yesterday afternoon, it all fell apart. The buyer's - buyer's - buyer could not get their financing which means that none of the closings will take place as planned. Just another normal day in Real Estate! So, now back to the drawing board to look for another buyer for this beautiful home. Hopefully the next one will not be so complicated.

Hurricanes and Real Estate

This home was supposed to close escrow on Thursday, September 6th. But then surprise, we had a hurricane so the shutters were closed up on Wednesday and we rode out the storm. By Friday afternoon the storm finally passed and the home was checked out by the buyers and their Realtor. All was well so they would be able to close on Monday, September 10th instead. We had what they call a dry closing. That is where the seller and the buyer each sign their closing documents and the deal is done. Except for one thing, September 10th in a federal holiday. It is Columbus Day in the USA. That meant that the banks are closed so they could not fund the mortgage. Typically that is not a problem. It is written into the contract that it will close the next business day. So here we are, Tuesday morning and the bank has decided that they will not fund the mortgage until they have the home inspected to be sure there was no storm damage. Eventually the bank will fund as there is no damage to the hom...

Hurricane Prep

Florida is a wonderful place to live but there is always the chance of experiencing a tropical storm or hurricane. Being in Real Estate means I not only have to prepare my own home for the storm but I have to make sure all my listed properties are safe as well. If the home is occupied by an owner, they do most of the work themselves but most of my properties are vacant right now. When I woke up this morning and turned on the weather report; I find out that the storm down in the Caribbean has strengthened to a category 5 then back down to a very strong category 4 and it's headed right at me. So I have approximately 5 days to make sure all my listings have hurricane shutters up and locked in place and all the lawn decorations are packed away in the garages. I'll have to remove my for sale signs from the yards too. All those small items become flying objects once the winds pick up. I won't do too much until Monday's report as the storms tend to move or hopefully will fall ...

Is the Real Estate market changing?

Every other Thursday is the day that all the Real Estate associates in my office meet to discuss our local market conditions. As a whole, we are finding that the market is slowing down quite a bit. Homes for sale are sitting on the market for longer periods of time and buyer requested showings are days apart instead of a revolving door the day it hits the market. I knew it was only a matter of time before the market had to take a step back and breathe. This may not be what the seller's want to see or hear but for buyer's it's a good thing. We were getting to the point where first time home buyer's were being pushed out of the market. Now with this slow down, buyer's may again have a chance to buy their first home and get out of the rental trap. What goes up must come down as the saying goes. The Real Estate market had been going up faster than expected for the last two years. Now it looks like it's heading for a dip in the road.

Season in South Florida

Here in South Florida; "Season" means winter visitors start flocking in from all over the world to enjoy our warm weather and cool ocean breezes. I can always tell when it starts because my phone begins ringing off the hook. Everyone is looking for a rental for the winter. Typically, they want a place to stay for January, February and March. We list our rentals now and they get reserved for season so fast that if you blink, it's gone. I'm working on two seasonal rentals today. The paperwork required for these two listings will take up most of my day. It's a process that is quite involved and has many moving pieces. The Contract to Lease, the Lease, collecting of monies plus bed tax. There are fees for pets, fees for house cleaning, etc. I often wonder why more people don't just buy a little house down here so they always have a place to go when on vacation. Lunch with an old friend

It's always nice when you can catch up with an old friend over lunch. I've been in the real estate business for 14 years now and one of the first people I met was a home inspector. His name is Jim Bloomer with Signature Home Inspections. As a rookie agent, all those years ago, he came into my office and introduced himself. We walked across the street and had a light lunch. Needless to say, we hit it off and I started recommending him to my buyer's for their home inspections. He always does a great job of providing the facts on the condition of a home so the buyer can make an informed decision as to staying in contract or cancelling. Most of the time; they move forward and ultimately close the transaction. So to end my first blog I'll say thanks to Jim for another nice lunch from an old friend.
