Waiting for Buyers to make up their minds
I have this awesome home for sale in Hobe Sound, Florida with a list price of $595,000. It's a home on 1 acre of land with no Homeowners Association. I also have the 1 acre vacant lot next door for sale at $49,500. Together, this package can be purchased for $645,000.
So there was this buyer that wanted to purchase the package and has been to the property 3 times over the last 2 weeks. I accompany each showing of course and the showings have lasted for over 2 hours each time. (most showings take about 1/2 hour)
In the mean time; I have 3 other buyers that are interested in buying just the vacant lot. My seller would prefer to sell the package deal so he asked me to have the 3 buyers wait until buyer #1 makes up his mind.
Last evening I get the text that he has decided not to go ahead with the deal. He has changed his mind and wants to find a house on the water instead.
Now I have 3 offers coming in today on the vacant lot. Each buyer is aware of the multiple offer situation and they are bringing me their "highest & best" offer. This afternoon, my seller will accept one of those offers and at least the vacant lot will be sold.
