Season in South Florida

Here in South Florida; "Season" means winter visitors start flocking in from all over the world to enjoy our warm weather and cool ocean breezes. I can always tell when it starts because my phone begins ringing off the hook. Everyone is looking for a rental for the winter. Typically, they want a place to stay for January, February and March. We list our rentals now and they get reserved for season so fast that if you blink, it's gone. I'm working on two seasonal rentals today. The paperwork required for these two listings will take up most of my day. It's a process that is quite involved and has many moving pieces. The Contract to Lease, the Lease, collecting of monies plus bed tax. There are fees for pets, fees for house cleaning, etc. I often wonder why more people don't just buy a little house down here so they always have a place to go when on vacation. It would be less expensive than the rental rates. Plus, there are always family and friends that would use the home in the off season as well. Some of my clients have figured this out and I've been able to sell them homes in this area. They always thank me for helping them find the perfect place to hang their hat, when in town.
