Waiting for Buyers to make up their minds

I have this awesome home for sale in Hobe Sound, Florida with a list price of $595,000. It's a home on 1 acre of land with no Homeowners Association. I also have the 1 acre vacant lot next door for sale at $49,500. Together, this package can be purchased for $645,000. So there was this buyer that wanted to purchase the package and has been to the property 3 times over the last 2 weeks. I accompany each showing of course and the showings have lasted for over 2 hours each time. (most showings take about 1/2 hour) In the mean time; I have 3 other buyers that are interested in buying just the vacant lot. My seller would prefer to sell the package deal so he asked me to have the 3 buyers wait until buyer #1 makes up his mind. Last evening I get the text that he has decided not to go ahead with the deal. He has changed his mind and wants to find a house on the water instead. Another Roller Coaster Week

So my day started out by turning in to my office a new contract on a vacant lot that I have for sale. Hurray, it's always a good feeling when you put a deal together and you know there is are happy clients and a commission check on the way. Then the very next day you get the dreaded email from the buyer. "We've decided to back out of the deal. We don't have enough money". Well now, isn't that special. You told me you had enough money when we put the deal together. So the call to the seller with the bad news. But then, a few hours later you get a call to show the vacant lot AND the house next door to a buyer as a package deal. The buyer is very excited. This is perfect. He'll call tomorrow with his decision. Tick Tock, Tick Tock,    Hellooooooooooo, where is the buyer? He can't make up his mind. He needs a few more days. Hope that someone else doesn't come along and snatch it up while he's thinking! Then I get the call from my client on ...

I have this great listing in Stuart, Florida for sale at $215,000. Good price for a 3 bedroom, 2 bath, 2 car garage home in a neighborhood with a community pool. I got it under contract last week. Always a great feeling. The buyer is selling their home as well so this contract is contingent upon the sale of their home. Their buyer is selling as well so the domino effect goes way back. Yesterday afternoon, it all fell apart. The buyer's - buyer's - buyer could not get their financing which means that none of the closings will take place as planned. Just another normal day in Real Estate! So, now back to the drawing board to look for another buyer for this beautiful home. Hopefully the next one will not be so complicated.
